We accepted an offer $9K below our current listing cost. I signed the cotract this morning and it went into attorney review. Since then my house has been shown twice with some other showing this afternoon and some other tomorrow morn. Is information technology typical to keep to evidence while in attorney review? My amanuensis has informed these other potential buyers' agent that nosotros accept but signed a contract and they still desire to come. We only just dropped our firm price this past Dominicus and now buyers are itch out of the woodwork and swarming (not that I am complaining! ) I approximate I but desire to know if this is common, and what happens if we get some other offer. Thank you for whatsoever insight,
Anne

Post showing business firm while in attorney review

Howdy, In my state, Illinois, if the buyers have any contingencies on their offer, such every bit that they must sell their electric current domicile commencement before closing, you can actually consider one of the other offers and plough the first 1 downwards. Check your state/contract terms. You should be able to give the buyers what'south called a "kicking out" discover. Or if your buyers come up back with whatever modications to the contract, y'all can then with the help of your attorney, refrain from signing off on those changes, and consider the other offers coming in. (But don't reveal this to the lst buyer yet). If those new offers are much better in terms of price or have no contingencies other than the normal financing ones, yous tin can reject the first buyer'southward offering, and take one of the new ones, by asking for more money such as your original list price or turnthem down, but brand certain you speak to your attorney well-nigh doing this outset and you listing agent. You don't desire to lose the first 1 if y'all are not covered legally. So, yes this is mutual.

Yes it is normal to proceed to evidence your house while in Chaser Review unless a part of the deal is not to. This is expert for y'all. Y'all may go another offering for your request price now. And you would exist well inside your rights to have. On the same token, the buyers may run into another house and back out of yours. Good luck!

Nic, they said that they had signed a contract on the first offer. Unless in that location is a kick out clause in the first contract and/or the contract becomes void it might not be a skilful idea to accept another offering equally there is a good chance the seller might be sued and stop up in courtroom.

don't know where yous are but in NY the chaser has 3 days to accept or decline the offer once it gets to him. So, if you get a better offer in that time menstruation yous can have the chaser deny the commencement offer so take the better i...Nosotros did this when we lived in NY and got another $8K out of the deal.
Good luck!
